Plans for the MUC04 container terminal lease in Brazil, include estimated capital expenditure of R$450,763,000 and expected dynamic capacity of 400,000 TEUs. The site is located between Leite Barbosa Avenue to the southeast and José Saboia Avenue to the northeast.
The suggested lease covers 137,988 square metres in the Mucuripe district of Fortaleza, Ceará. The site lies entirely within the port’s boundaries and is designated for container storage and handling.

Operations would serve both international shipping and domestic coastal services, covering the loading and unloading of containerised cargo. The project information lists static storage capacity of 9,080 TEUs.
MUC04 is classified as a brownfield development. Infrastructure already exists within the future terminal area, meaning the project would be developed on land that is currently operational.
The project information, which uses July 2024 as its base date, lists a total contract value of R$7,046,464,000 ($1.42 billion). This is stated separately from the estimated capital expenditure.
Selection at auction would be based on the highest lease award payment offered, with that payment payable to the port administration.
The financial terms also provide for fixed monthly payments to the port administration of R$539,100 ($108,300), alongside a variable payment of R$35.25 ($7.08) per tonne of cargo handled.
Separate reimbursements are listed for the project studies and auction expenses. These comprise R$506,234.82 ($101,700) for studies undertaken by Infra S/A and R$337,502.70 ($67,800) for B3 auction expenses.
